Job Description I have an exciting opportunity for a Lettings Property Manager for this busy independent estate agent based in the centre of Lincoln. Job Description The goal of a Residential Lettings Property Manager in a growing company is of such importance that the individual needs to be willing to give support in all the day to day operations. Handling tenant concerns, owner's inquiries, the management and scheduling of respected trades and assisting the Branch Manager is needed. The successful individual will be required to assess all inbound communications and assess repairs as needed, prioritizing those that are deemed an emergency. Key Requirements: Tenant Management: ·Maintain personal contact with tenants. Promote goodwill, provide high quality service, and anticipate and solve problems. ·Implement tenant retention practices. ·Act as a liaison between tenants and property owners. ·Ensure all procedures for handling complaints or requests from tenants are followed. ·Maintain and monitor work order system. ·Assist tenants, prospective tenants, and the property owners in planning and estimating costs while maintaining established building standards. ·Familiarity with provisions in lease agreements and tenant's compliance with these provisions. ·Accompany prospective tenant viewing, if required. ·Support other departments as reasonably required. Operations Management: ·Implement plans and procedures covering building cleaning, Fire and Gas safety, utilities, and maintenance. ·Follow processes to initiate work and oversee the timely completion of these projects in conjunction with the Branch Manager. ·Maintain an ongoing relationship and build a database of reliable and reputable contractors, to ensure all jobs are actioned with agreed and set timeframes. ·Negotiate, evaluate and administer contracts for all suppliers and vendors. ·Regularly inspect tenanted properties and ground areas to ensure property maintenance and cleanliness. ·Provide technical assistance and advice on building operations systems including HMPO's, electrical, energy management, plumbing, roofs, fire and Gas safety. ·Adhere to all relevant legislation and best practice and ensure that all properties are compliant. ·Establish and implement preventative maintenance programs. ·Maintain Property Management Database with NBS. ·Approve work orders and payables.
